Buying home plans on-line is a great alternative to hiring an architect, for cost savings as well as time. However, once you find a plan you like, CALL the seller, and discuss the following:
- What code specifications where the plans drawn up to? Many counties/cities have adopted the new 2006 International Building Code (IBC) vs the 2000/2003 codes.
- What in included in the plans?
- What is the return policy? Is there a restocking fee.
IF you need to make any changes on the plans, you will need to have purchased the reproducable or CAD plans, which come with a copyright release. A client ran into problems due to a steel beam support replacement to a stem wall (normal for his area & more cost efficient).. this simple change requires a change on the plans, which he can’t make without the copyright release. Another example is if you desire a trussed roof vs a stacked roof, which most plans come with.
Do your research! Check with your local building department before you order plans!
